If you're in the Upper Village, rest assured your appetite will be taken good care of.  Via Vai is for pizza lovers.  Pierre Lafond offers bistro fare with organic and vegan options.  Montecito Coffee Shop is the place to grab a sandwich and an old fashioned cup of joe.  Pane e Vino is a timeless and popular Italian restaurant.


The two main shopping hubs are Montecito's Lower Village and Upper Village.  Lower Village is more accessible, being located adjacent to Highway 101.  It features Whiskey and Leather, Chasen, Maison K, and Angel, among others.  Upper Village is bolstered by Jenni Kayne, Julianne, Wendy Foster, Giuliana Haute Couture, and more.

Real Estate

Montecito real estate is an elite niche.  It's tree-laden roads and gated estates are hallmarks of the elite.  A town where celebrities can blend in, aspiring stars can stand out, and the finest in luxury is available at every turn.  Home prices can climb well into 8 figure territory due to the town's prestige and history.  The chart below shows the median home price going back five years.  The number of homes sold for each period is in parenthesis.

Despite it's numerous other attractions, a big draw for Montecito residents are the schools.  Montecito Union Elementary and Cold Spring Elementary are generally considered the cream of the crop.  Homes in the Cleveland Elementary are often times a better value.  Private school options include Our Lady of Mount Carmel School, and Crane Country Day School.  Ultimately, buyers should conduct their own research on school ratings.

Gated Communities

Looking to add more security and exclusivity to your home?  Montecito offers a wide variety of gated communities.  Ennisbrook is composed of large estates; Birnam Wood is intertwined with golf; Bonnymede and Montecito Shores offer an oceanfront lifestyle.


There is no shortage of accomodations for out-of-town travelers or stay-cationers.  The Biltmore sits at the edge of the Pacific Ocean.  The Montecito Inn is unrivaled in walkability along the Lower Village.  Coming soon, a revived Miramar Hotel will be another major player in the hotel industry.

For recreation, look no further than the pool and gym at the Coral Casino.  All within a short drive (literally!), golfers will be in heaven at the Montecito Country Club (recently redone by Jack Nicklaus), Birnam Wood, and Valley Club.


Butterfly is a magnet for sunset-chasers.  It's palm trees and stone dividers are photogenic backdrops.  Miramar is renowned for it's Malibu-like real estate, where houses literally sit on the sand.  Surfers flock to Hammond's for the waves and the people watching.
